First, you need to decide which area/district of the city is the best one for your needs. Generally speaking, the central parts of Pest (or - the downtown), are the more vibrant ones and are filled with tons of hangout places, restaurant, shops and clubs, while the side of Buda, which is located across the river, is considered to be a quieter part of the city, which is more relaxed and offers a bit of a rest from the bustling surroundings of Pest. Usually, the younger tenants looking for apartments in Budapest opt for renting an apartment or a houseshare in Pest, while younger families, couples and established expats living in Budapest, prefer the more pastoral "high quality" living standards in Buda, especially families with young kids due to the American International School located in Nagykovácsi. However, there are also many students living in Buda in areas which are easily accessible to their universities, and many expats living in downtown Pest looking to enjoy from the city's late night and after hours scene.
The most popular residential areas by foreigners in Budapest are located within the 5,6,7 districts, as well as within parts of the 8,9, and 13th districts. Although the districts are very close to each other, and in some cases even share a specific street (for example, the very central károly körút is registered in both districts 5 and 7), rent prices of apartments in Budapest vary substantially between the areas, so an apartment in district 7 may have a monthly rent price which is more than half when compared to a similar sized apartment in the 5th district.
With that said, there are specific locations in each area which are quite exclusive, such as the Corvin residential project, which although being located in the 8th district, prices of apartments to rent in Corvin are quite expensive, even when compared to the more posh districts, so it's important that you get familiar with the small differences between the neighborhoods in each district.
